Is Real Estate Agent Safety Montth, Real Estate Agent Safety App Creator and Former Agent Team Up To Promote Safe Technology Use for Agents</title><content type='html'>Real Estate Agent Safety App Creator and Former Agent Team Up To Promote Safe Technology Use for Agents&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Michelle Jones, a real estate agent who created a smart phone safety app and Tracey Hawkins, a former real estate agent who conducts agent safety training with her company, Safety and Security Source, have teamed up to promote the use of technology for agent safety.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Jones states that an attack against an agent in San Antonio convinced her to do something about her safety. For a while after, her husband accompanied her to showings, however, that was not always convenient. She then worked with an app developer and created Real Alert. “I’ve heard about attacks against agents for years, but seeing the local coverage of the violent attack of a San Antonio agent really scared me. I didn’t want to be the next victim,” says Jones. Her app provides a "quick tap" button that allows agents to Quick tap “Call 911” and a Quick tap “ALARM” to ward off potential attackers. It allows them to speed dial their emergency contact with Quick tap “ALERT A FRIEND”. They can use it to LOCATE the nearest HOSPITALS using their current GPS location and record “CREEP DATA” – details about a suspicious person before they are forgotten. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Hawkins advocates the use of Skype to solve one of the biggest safety issues in real estate, the meeting of strangers/clients at empty houses with no witnesses.&lt;br /&gt;&lt;br /&gt;"If you look at the recent crimes against agents, you will note that the agents were in properties with people they did not know or pre-screen. Strangers. Having been a safety trainer for 16 1/2 years, I have tirelessly preached that agents implement "Come Into The Office" (CITO) procedures. Having been an agent, I know that it is not often convenient or realistic. Talking to agents regularly, they simply are not going to do it. Skype is the answer. I also advocate using Skype to check people into Open Houses, as well."&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Hawkins states that agents can advise clients that they can either come into the office or Skype for their initial meeting. The agents can ask pertinent client background questions, pre-qualify them after getting financial details and state their itinerary. The most important fact is that clients will know their images are on record for law enforcement officials, if something goes wrong. Agent feedback has been favorable and also that this step will save them time and allow them to pre-qualify clients before they show a single house.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Hawkins teaches social media safety for real estate agents and educates agents about learning what information is out in cyberspace about them and controlling personal information when online. Agents are encouraged to check www.pipl.com and www.spokeo.com to see what information is online about them. She advocates Googling themselves regularly and setting up Google Alerts to stay on top of information about them in cyberspace. She also advises against agents announcing their schedules on either Facebook or Twitter. Criminals can use the above listed resources and find out where they live and stalk them or burglarize them.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;"Stalking is a reality for agents and is not often talked about. Social Media tempts agents to over-share not only their schedules, but personal information." She teaches agents to control the information and work safely online.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Both women also want to encourage women agents, who according to the National Association of Realtors, make up 66% of the group's 1.1 million members, to take extra caution in order to prevent rape and sexual assault. Hawkins states the crimes agents are most likely to face are rape/sexual assault, robbery, stalking and murder.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;"Although men are victimized, women face the additional prospect of sexual assault. They need to guard against it by educating and arming themselves with safety tools, such as pepper spray and even guns if they are comfortable and willing to get training. Self-defense training is great, but agents cannot rely on just one class. Why it Keeps Happening and What Can be Done Today!</title><content type='html'>Q: Why do these crimes against agents keep happening? &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;A: Because agents are easy targets! Criminals like easy.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Q: Are these crimes preventable? &lt;br /&gt;&lt;br /&gt;A: YES! Agents simply need the knowledge of how to avoid becoming a victim.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;On July 1st a real estate agent staffing an on site property sales office in Smyrna, Georgia was robbed and assaulted by a man who also attempted to rape her. He took her money and jewelry and forced her into a closet. She was able to fight him off. He is still at large.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;This past Wednesday in Jackson, Tennessee, the scenario repeated itself when an agent was showing a property to a client and he handcuffed, gagged and hog-tied her, then robbed her of her purse and cell phone. She was left in a closet that she escaped from after he left. The perpetrator said that he planned to rape her, but she screamed too loudly and he thought someone would hear her. He is in police custody.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I have teamed up with real estate agent, Michelle Jones, the creator of the real estate agent safety app, REAL ALERT. Our goal is to show the real estate industry that as an active agent and former agent, we both know the dangers you face everyday. We have walked in your shoes. We are reaching out to you to show that you can take steps to work in this business safely. Male agents are also warned that these crimes are committed against you, as well. However, the possibility of sexual assault adds another layer of safety/security concerns for female agents.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;What are the solutions for these types of crimes? Agent awareness and engaging in safe practices on a regular basis. Gut instinct should be first on everyone's list. If you have a strange feeling, explained or not, about someone or a situation, listen to that voice, trust your intuition and get out of that dangerous situation.&lt;br /&gt;&lt;br /&gt;- Agent's should not show homes to people who have not been pre-qualified or been made to provide I.D. and information at a previous meeting in their office, with witnesses. Period. No exceptions.&lt;br /&gt;&lt;br /&gt;-You should not meet complete strangers alone at homes. Ever. The client needs to come into the office and provide some information and an I.D. If they are serious buyers, they will have visited a loan officer who will verify that they are who they say they are and legitimate clients and can provide a pre-quaification letter, which the agent can easily verify. &lt;br /&gt;&lt;br /&gt;If they refuse to take these extra steps, they are not legitimate, understanding clients and should not be dealt with. Every reasonable person understands the danger you, as agents, face daily and will not disagree with taking these steps to ensure their safety. People are required to show I.D. to rent a movie or to write a check. They don't question that. This is the largest financial purchase they will make, it should not be an issue. Agents have to stop being scared to ask for this safety measure. It could save your life.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Should agents be required to have another agent present when staffing leasing/sales offices? Yes. If not another agent, a loan officer, title company rep, insurance sales person, spouse or friend. There truly is safety in numbers. This is not realistic or always convenient, but apparently necessary since criminals are targeting lone agents. Perhaps an intercom/entry system would be a way to screen lookers, but that only goes so far and certain information would still have to be obtained. They would need to be advised before entry that they will have to show I.D. in order to tour. That may stop some criminals at the door.&lt;br /&gt;&lt;br /&gt;- There should be a copy machine and fax or scanner in model home community's sales offices. Photo I.D. should be immediately faxed or scanned and e-mailed to the office or emergency contact the minute someone walks in. &lt;br /&gt;&lt;br /&gt;Agents are seen as targets by criminals. &lt;br /&gt;&lt;br /&gt;- Agents report feeling like a 'sitting duck' in these properties and open houses. Criminals know that. Plus, the well-known fact that agents are tech savvy and have all of your expensive electronics with you to get work done, makes you more of a target. You typically dress nicely, and many agents, male and female, wear expensive jewelry. Most drive nice cars. More bullseyes.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Special care should be taken not to blame the victim. I believe in tough love though. We can all learn from past crimes. You would be remiss to keep repeating the situations that got your fellow agents in trouble. Right? As a former real estate agent, I understand firsthand the need to meet as many potential clients as possible and to show as many houses that you can. I know the feeling of needing to be available when a client may walk through the door of a model home, whether or not you could find someone to accompany you. I get being afraid to alienate clients by asking them to make an extra trip to the office, then asking to copy their I.D. I also understand the danger. This business is commission only. If you don't sell a house, you don't get paid. This business is also listed as one of the most dangerous occupations by the U.S. Department of labor. &lt;br /&gt;&lt;br /&gt;I now make a living teaching agents how to do their jobs more safely. Unfortunately, many wait until a crime(s) has been committed before doing anything about it. Other agents see the news, know the stories and still practice the dangerous behavior because they think it will never happen to them in their safe part of the world. As long as criminals have cars, there is no such thing as "safe neighborhoods." Teaching safe pro-active behavior is an uphill battle. These stories will eventually change that thought process. But how many more agents have to be victimized before it is changed? Is safety important only during September's Safety Month. Will your association/board only play a video or pass out some handouts? Or will you schedule a qualified speaker who knows this field and who is a safety expert, to come and teach you how to be safe?&lt;br /&gt;&lt;br /&gt;A declining economy plays a part in making people more desperate and prone to commit crime. Criminals also look for the easiest targets. Agents, you make a living meeting strangers alone in empty houses. By the recent news reports, criminals get that and are targeting agents and their belongings more and more. Agents are getting killed and robbed being in houses alone with criminals. We must stop this behavior!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If agents choose to carry a weapon, they need to educate themselves on their choices. Pepper spray and personal alarms are two non-lethal choices. Product education is key. Agents, you have the power to take away the criminal's opportunity. Agents, you completely control whether or not you look like an easy victim. Sometimes you need a reminder and with new agents, you need to be taught safe practices right up front.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Read this week's Realtor Magazine interview where I discuss agents using their smart phones as a weapon. In one story, in the Atlanta area, an agent was robbed and was the victim of attempted rape while working in a sales office. In Newark, Ohio, several female agents were targeted by a man who harassed them based on their pretty pictures. Agents need to take their safety into their own hands if safety training is not provided.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;1. Do not wear expensive jewelry when working. When hosting an open house or working in a leasing/sales office in a new home subdivision. Do not have valuables in sight such as: lap tops, purses, smart phones or any other expensive electronics. Crime is about opportunity. Don’t tempt thieves and make it easy.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;2. Be careful when using your picture to promote your business. Recognition is flattering and can help you be known and recognized in your community, but it also allows you to be targeted by the small segment of the population that is predatory. If you must use a picture, limit use to just your business cards that you personally hand out to people that you meet and make it strictly professional. Save the glamour-shot type photos for personal use. Limit public use, signs, billboards, marketing mailings etc. You cannot control who will see it and target you. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;3. ALWAYS make sure someone knows where you are and when you are to be expected back.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;4. Trust your gut instinct. Never doubt it. Never question it. Do not try to reason why you get a gut feeling about someone or something. Don’t judge people based on appearance, regardless of attire, what they drive, how expensive their clothing is, how clean-cut they are, the fact that they may be female or have a female or child in tow. Criminals know how to not look like a criminal and they know that people are more trusting of women. Criminals come in both genders. Let your intuition be your guide. Get out of the situation immediately.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;5. Use technology and social media safely. Invest in smart phone safety apps. Use social media safely. Do not advertise your location, it makes it easy for criminals to know where you are, to target you, and where you aren’t (at home), to rob you. Know what is being said about you online. “Google” yourself regularly. Set up “Google Alerts” with your name, your name and your company. Visit www.pipl.com to see what personal information is out in cyberspace about you. You will be shocked and amazed. SAFETY TRAINING SHOULD BE MANDATORY!</title><content type='html'>I heard this news Friday, but delayed posting it. I am tired of these stories. It is so discouraging that real estate agents are being targeted more than ever. These news stories will never stop if this industry doesn't start taking safety training more seriously. That means the agents, the companies, the associations and boards. It is discouraging when I make contact to offer training and the associations and boards say “no”.... For whatever reason. They just aren't interested. They haven't had it for a while and are not interested now. Or, maybe they had it a couple of years ago and not many agents showed up. So, no, they don’t think they will do it again. Not worth it. But thankfully, they will file my program info away in case they ever need it. I am wondering what it will take before safety training becomes the norm instead of just a flyer to be distributed during NAR's Safety Month in September, or a video or an e-mailed 'reminder’ to be safe? How many more agents have to be killed, robbed or raped?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The same effort and a tiny slice of the budget to bring in technology, sales and marketing guru's can be used to bring in a safety trainer. Don’t just do it once, after tragic news, do it quarterly, twice a year, or even annually. Make it mandatory! However, you must bring in someone qualified. With all due respect to law enforcement officials, you would not call me instead of 9-1-1, so it is unfair when boards call on them to offer this specialized training in order to save money. I have walked in the shoes of real estate agents, having been one. I know it is not realistic to tell you not to host an open house alone, or not to show a property alone. It won't happen. You will do it after all the news dies down about the latest attack on the latest agent. However, you can learn realistic ways to take the danger out of how to show and host an open house. How to safely screen new clients, how to safely use social media, instead of putting everything out there about you, about your sellers and their houses and hoping for the best. Criminals are online in record numbers, just as agents are.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;You can tell me how low the crime rate is in your community and unfortunately, I can show you several news stories from small, quaint communities like yours, where the real estate agent never thought it would happen there, either. Criminals have cars and they like quiet neighborhoods, too. The distressed market means people are desperate. It also means that even ‘nice’ neighborhoods have these properties. You must exercise additional caution. Learn how to work in this volatile market safely.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;We should never blame the victim. But we all have to do everything possible to prevent these crimes against agents. That means if your association or company won’t offer safety training, get together with your fellow agents and make it happen. In the last 7 days, I have heard from agents in Bulgaria, New England, Japan, Vietnam, New Zealand, plus several Cities in the U.S., seeking information on working safely. I respect the fact that you have to make a living. I want you to know that you can do it safely though. Why don't you all join with me and help make safety training a regular part of training? There were 43 tornadoes reported yesterday. I thought that I would share a posting that I wrote for the Allied Workers for the Blind website (&lt;a href="http://www.alliedworkersfortheblind.org/"&gt;www.alliedworkersfortheblind.org&lt;/a&gt;) earlier this year when we experienced a record-breaking&amp;nbsp;spring for deadly tornadoes.&lt;br /&gt;&lt;br /&gt;There are specific steps that everyone should take, including those who are blind, in preparation for natural disasters and emergencies. Not only do the legally blind people need to plan accordingly, but the elderly who are losing their eyesight, the diabetics who have visual challenges, as well. Also, plan how you would handle this emergency if it occurred at night and there was no electricity......&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Tracey Hawkins, AWB Public Relations Chairperson, and safety expert, will be speaking about safety for the visually challenged during the national convention for the American Council of the Blind, in Reno, Nevada this July.&lt;br /&gt;&lt;br /&gt;Hawkins states, "When it comes to tornadoes and any other natural disaster or emergency, first and foremost, have a Safety Plan. It is impossible to think clearly when you are in the midst of a disaster. You need to know in advance what you will do in any dangerous situation."&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The plan should include:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;1. Letting the fire and police department know in advance, that a person who is disabled is living in a house or apartment. This allows them to take extra precautions and ensures that they know who they are looking for once they respond to a call. Be advised that window stickers to alert that there is a handicapped person in residence can be a security concern; they may make you more vulnerable to criminals. If you live in a secure community and feel comfortable using the stickers, do so carefully.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;2. Be alert and aware of any upcoming weather related events. Do so by having a NOAA weather radio with an emergency alert system that turns on automatically when there is an emergency. Pay attention to the news and weather forecasts, especially during hazardous weather seasons.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;3. Have your weather radio where you can hear it and a spare one in your safety area, the place that you will take shelter, more than likely the basement. Make sure the radio is a wind-up one that doesn't require batteries, just in case you don't have them and there is no electricity. Make sure it has local radio stations so that you can stay up-to-date on what is going on in your town. Beware of using headphones, as it will stop you from hearing what is going on around you and in your area.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;4. Have a contact plan with your neighbors. Promise to check-in with each other when bad weather is coming, regardless of whether you are home or not. They need to know so that time is not spent looking for you if you are not there. This allows you to make sure they are aware of approaching bad weather, and that you get a phone call, as well.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;5. Make sure you have a group of key contacts, family members or friends, that you can call and let know when and where you are taking shelter. They are to be the contacts to update everyone else about your status. If necessary, they can contact emergency officials on your behalf. They should know the location of where in your house you will take shelter. Check-in with each other periodically.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;6. Utilize social media to state your whereabouts and condition. Keep people posted so no one worries about you. If you know of other's situations in your community, share that information with everyone.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;7. Keep cell phones close by, near the bedside, on the table or in your pocket. Keep a spare charger in the shelter area. In case cell phone service is not available, have a basic land line in your home for communication. Do not use a wireless phone, (in case there is no electricity), have a corded phone for this purpose. Make sure it is located in your shelter area. If you have cable phone service, keep in mind that a power outage means no phone service.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;8. Make sure you have up-to-date emergency food rations and water in your shelter area, not in the kitchen.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;9. Practice emergency escape drills with your family, in advance. Know where you are to meet in times of emergency, select an inside and outside location. Let one person be in charge of rounding up the pets. Make it clear that no one re-enters the house for a pet. Guide/service dogs will hopefully be kenneled or sleep close by. Keep this in mind when choosing a location for them to sleep.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;10. Keep a flashlight handy, wind-up is preferred, no batteries required. This can help in rescue efforts.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;11. Keep battery-operated personal alarms accessible for all members of the family. Bedside is ideal for nighttime evacuation. This will aid in location and rescue efforts. It will allow members of your family to make their whereabouts known as you evacuate or seek shelter. If you have a home security system, get a key fob with a panic button. Keep it accessible.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;12. Keep an extra cane in your shelter location and/or bedside. Although you know your way around your home and don't typically use it at home, if you need to evacuate, you need to be sure to have your cane with you.&lt;br /&gt;&lt;br /&gt;13. Keep your purse, wallet and medications close-by, so that you can take them with you when you seek shelter. Or, take them down as soon as news of dangerous weather is announced.&lt;br /&gt;&lt;br /&gt;14. If you work in your own office, make sure others in your office building know when you are there in case you are not aware of evacuation orders. Keep a radio or television on during dangerous weather season.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Hawkins states that&amp;nbsp;the media is not accessible to all; the blind are unable to read the emergency crawls on the TV screen and the deaf are not able to hear sirens. Communication and close family and neighbor contacts are imperative to help all stay informed.&lt;br /&gt;&lt;br /&gt;Do you know someone who is visually challenged? I believe that these incidents are not crimes against kids, but are security measures meant to protect our children. Here in my hometown of Kansas City, earlier this month, an 8-month old was searched at the airport, when his stroller sounded the security alarm. "Pic of TSA Agents Searching Baby Sparks Outrage". The mother held the baby while he and his diaper was searched. She did not have an issue with the search and was not upset.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In April, at a Colorado school, when&amp;nbsp;an 8-year-old acted out in a dangerous manner, law enforcement officers were charged with protecting everyone else and themselves. They can use reasonable force in order to keep the peace and safeguard the public. They chose to pepper spray him. If a child is brandishing a weapon and can hurt themselves or others, as he threatend to do, I prefer officials do whatever is necessary to stop them and still keep&amp;nbsp;that child safe, too, if possible. This was a good choice that did not cause lasting damage.&lt;br /&gt;&lt;br /&gt;Pepper spray is a natural product made from cayenne pepper, the same pepper in your kitchen. It does not cause lasting damage. It makes the eyes burn, water and involuntarily close. It swells the mucous membranes and causes coughing. The effects last about 30-40 minutes. It is the non-lethal, non-contact option for subduing a dangerous person. I prefer&amp;nbsp;pepper&amp;nbsp;spray over them striking a child with a billy club, physically subduing them or worse, having to shoot them to keep everyone safe.&amp;nbsp;&amp;nbsp;If there is a misunderstanding, I would much rather myself or a loved one be sprayed by pepper spray, because cold water and fresh air won't fix a gun shot wound if the officer feels threatened. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The TSA officials are responsible for ensuring that no one gets on board with a dangerous weapon that could cause harm to the other passengers. That means, like it or not, we are all subject to extra scrutiny and security measures that seem to violate our privacy and feelings of freedom. That is the price we pay to stay safe. Criminals are not above using their kids&amp;nbsp; or anyone else's to cause harm.&lt;br /&gt;&lt;br /&gt;Some&amp;nbsp;people/parents get indignant when officials want to perform a security check and pat down of innocent kids. If they chose not to check kids for weapons, that means the kids are perfect targets for terrorists. If they know kids are not checked, what better place to put their weapons! How can they get to the kids you ask? How many times have you seen rambunctious kids running around the airport as soon as their parents look away? How many parents have you seen a few seconds behind them trying to catch up with one, two or three kids? How hard would it be for a "bad guy" to quickly stick an explosive inside of a kid's jacket, diaper, purse, diaper bag&amp;nbsp;or backpack and watch them walk through security? The fact that the TSA security checkpoints search&amp;nbsp;kids, takes the target off of their backs.&lt;br /&gt;&lt;br /&gt;Freedom is not free! There is a cost to be paid. We give up some privacy, maybe a little dignity, subject ourselves and our families to extra scrutiny. But we have choices. There are other travel methods outside of flying. I am flying a couple of times this summer. I don't look forward to the security check point, but understand why it is there. If a child getting on my flight sounds the security alarm, I will be angry if the TSA officials do not search them! The police officer didn't want pepper spray on campus. The woman is a self-defense trainer who believes that the body should be enough because any weapon can be taken from a woman and used against her. She believes that weapons of any sort, pepper spray, Tasers, stun guns and 'real' guns, all give women a false sense of security. I disagree.&lt;br /&gt;&lt;br /&gt;I am a firm beliver in having more than one way of defending yourself. I stress non-lethal and non-contact tools, such as pepper spray. That works only if the woman is doing everythng else she is supposed to do in order to stay safe. True, you can protect yourself without ever buying a weapon or without ever taking a self-defense class. Our brain and our gut are the best self-defense tools! However, I look at law enforcement officers, typically big, strong men. The fact is that they don't rely soley on their brains, gut instinct, bodies and their training, but they have several 'back-ups'- including pepper spray, batons, Tasers, flashlights AND a gun, now that tells me something. Without some form of back-up, women don't stand a chance! &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Women who do purchase weapons, need to know how to use them. In order to not have a false sense of security. women need to be confident in their self-defense training and the weapon of choice. It should be a true sense of security. They need to practice using both of them.&amp;nbsp;Women need to fine-tune listeing to&amp;nbsp;the survival signals that their bodies are sending in the presense of fear according to Gavin deBecker, author of "The Gift of Fear". They need to have their weapon of choice accessible and visible. I would not go un-armed and unmatched in a battle. The odds are already against me as a woman.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;As far as being over-powered, that can happen if a woman is not paying attention and allows someone to sneak up on them. Whether or not she has a weapon, she is in trouble. I advocate that women pay attention to what is going on around them. Women should 'scan' as they walk. See who is around, see what they are doing, see who may pose a threat. Once&amp;nbsp;she senses danger, she is on alert, plus, they know that you are paying attention to them. Suddenly, she is no longer an easy target. She has&amp;nbsp;removed the element of surprise from the would-be attacker. No one will walk up to her, as she locks stares with them and try to take away her weapon of choice, no matter what it is. If by chance, someone takes the pepper spray away from a woman and uses it on her, it will not kill her, the effects last 30-40 minutes. Sure you want everyone to see your beautifully decorated Christmas tree in your front window, keep in mind thieves know what's usually under those trees! Call your local police department's crime prevention officer&amp;nbsp;to see if they offer security assessments. Most do. Monitor news stories for any kind of travel disasters involving your mode of transportation so that they have a heads-up that there may be an issue.&lt;br /&gt;&lt;br /&gt;4. &lt;strong&gt;&lt;u&gt;Appoint someone in your family to be the resource&lt;/u&gt;&lt;/strong&gt; (and spokesperson, if necessary). Make sure everyone knows whose FaceBook page to go to in order to get status updates on what's happening with the travelers and recent news. Or give text info contact, which is easier than everyone calling. They should be level-headed, calm and connected (online and accessible).&lt;br /&gt;&lt;br /&gt;5. &lt;strong&gt;&lt;u&gt;Always trust your instinct.&lt;/u&gt;&lt;/strong&gt; My friend's mother was packing and something told her to take a flashlight. I don't think I have to talk about candy safety.... Do I? All candy is to be checked to make sure it hasn't been opened or tampered with. No eating anything prepared in someone's kitchen. October is Fire Safety Month</title><content type='html'>* Almost 80 percent of college fire fatalities happen off campus, where students often crowd into older buildings without sprinklers or updated electrical systems, Alcohol is a common factor. Source: Center for Campus Fire Safety. In 2003-2006, U.S. fire departments responded to an estimated annual average of 3,570 structure fires in dormitories, fraternities and sororities. Fires in dormitories, fraternities and sororities are more common during the evening hours, between 5 p.m. and 11 p.m., and on weekends.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;* Carbon monoxide is the leading cause of accidental poisoning deaths in America, claiming 400 lives and sending another 20,000 to the emergency room each year, according to the Centers for Disease Control and Prevention (CDC). It is produced by fossil fuel-burning appliances, which under certain circumstances, including malfunction or improper ventilation, can cause CO to build up in a space. &lt;br /&gt;&lt;br /&gt;College Students Need a Lesson in Fire Safety &lt;br /&gt;&lt;br /&gt;Every dormitory or off campus housing unit needs not only a computer, refrigerator and microwave, but fire and carbon monoxide safety products and prevention education.&lt;br /&gt;&lt;br /&gt;The number of fires in campus housing—dorms, frats, sororities, etc.—has risen dramatically in the past few years from 1,800 fires in 1998 to 3,300 fires in 2005. These fires caused an annual average of 7 deaths and 46 injuries. According to the National Fire Protection Association, cooking equipment caused about three of every four dorm fires. But the majority of the fatalities occurred in the bedroom. And, not surprisingly, fires were more common during the evening and on weekends when students are in the residences.&lt;br /&gt;&lt;br /&gt;Tracey Hawkins, Safety and Security Expert and owner of Safety and Security Source, says there are some common factors in fire deaths. Check to make sure there&amp;nbsp;is a&amp;nbsp;working and tested sprinkler system and a regular method for testing alarms, two areas that the Center for Campus Fire Safety advises. So, she advises students to control the fie hazards&amp;nbsp;that they can:&lt;br /&gt;&lt;br /&gt;Beware of careless disposal of smoking materials &lt;br /&gt;&lt;br /&gt;Avoid impaired judgment from alcohol consumption &lt;br /&gt;&lt;br /&gt;Control space heaters, curling and flat irons and other heated devices&lt;br /&gt;&lt;br /&gt;Extinguish candles and incense when you leave your room or go to sleep&lt;br /&gt;&lt;br /&gt;Avoid overloading electrical outlets, extension cords or power strips&lt;br /&gt;&lt;br /&gt;Know your building’s evacuation plan in case something does go wrong.&lt;br /&gt;&lt;br /&gt;Do not disable smoke alarms, if there is an annoying beep, contact the proper authorities to change the batteries immediately&lt;br /&gt;&lt;br /&gt;Cook in designated areas only, and never leave cooking equipment unattended when in use&lt;br /&gt;&lt;br /&gt;Take special care with holiday and seasonal decorations, don’t use combustible materials and keep them away from heat sources&lt;br /&gt;&lt;br /&gt;Practice Carbon Monoxide Safety and use a portable CO detector &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In addition to the fire extinguishers required in every residence, students can take their fire safety into their own hands, Hawkins recommends students have a portable, aerosol fire extinguisher in their rooms. "If you can spray hairspray, you can put out a fire. First Alert has a product called Tundra that costs less than $20.00 and should be in every room. These easy-to-use cans allow students to put out a small fire quickly and easily. A lot of students are intimidated by the industrial fire extinguishers that are everywhere. Most don't know how to use them. They need to learn." Hawkins also recommends a device called "Smokestopper". This rubber strip that goes under doors to prevent smoke from getting inside the room. This is ideal for residence halls, apartments and off campus housing. For students who live in off campus houses, a combination smoke and CO detector that talks is ideal. This device will say what the emergency is (fire or CO) and which room is involved. At night this alarm will alert you and calmly get you out safely. It is a First Alert product and available at K-Mart.&lt;br /&gt;&lt;br /&gt;Hawkins states that an area often overlooked is CO safety. 23 students were sickened by carbon monoxide poisoning at Virginia Tech in 2007. "People focus on fire safety, which is wonderful, but at this time of the year, carbon monoxide safety is just as important." Often known as "The Silent Killer", carbon monoxide does not have a smell. The effects range from dizziness to nausea, fainting and even death. &lt;br /&gt;&lt;br /&gt;Nationwide, about 500 people die each year from carbon monoxide poisoning, according to the Centers for Disease Control and Prevention, while more than 15,000 suffer from the symptoms. &lt;br /&gt;&lt;br /&gt;“There will be CO tragedies every year and many of them can be prevented if a working carbon monoxide alarm issued. Unfortunately, students don't think to worry about CO safety. Therefore, most dormitories and off-campus residences do not yet have CO detectors.” Hawkins says the solution is a portable CO Detector manufactured by First Alert. This device is plugged into an electrical outlet no matter where you are, dorm, apartment or hotel. You are protected and will be warned. It's that simple." Hawkins advises.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;NOTE: The Campus Fire Safety Education Act of 2010 was recently introduced in both houses of Congress respectively by Senator Frank R. Lautenberg (NJ) and U.S. Rep. Bill Pascrell, Jr. (NJ-8).&lt;br /&gt;&lt;br /&gt;The bills, S. 3142/ H. R. 4908, will help provide fire safety education and training to students attending institutions of higher education. Establishing a new $25 million competitive grant program to initiate, expand or improve fire safety education programs at institutions of higher education. However, in the quest to grow your business, one step is being over-looked - your safety while on these sites.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;So Tracey Hawkins, Real Estate Agent Safety Expert and the instructor for KCRAR’s CE class called “Be Safe: Protecting You and Your Clients,” offers these tips to keep in mind while in cyberspace:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;1. There is no such thing as "privacy" on any of the social media websites. Anything and everything that is written and published on the internet, by you or others will be public. Regardless of the privacy settings, your privacy is only as good as your connections and their privacy settings. Your information can be shared with anyone and everyone. So, if you don't want everyone to know, do not share it.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;2. Do not publicize your calendar and schedule. By letting your contacts know where you are, that is as good as telling them, "I'm not home. Please burglarize me." Or, to potential stalkers, "Here I am." If you think criminals don't know where you live, see number 3 below. Do not announce your comings and goings. Be careful about publicizing open houses and the time you will be there on these websites.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;3. Know what information is in cyberspace about you. Go to websites such as www.123people.com and www.pipl.com just to get started. Prepared to be shocked! Visit those individual websites and look for options to remove your information. Some records are public and can't be removed. Some are profiles you have set up on different social media websites. Set up "Google Alerts" with your name. Anything you publish online will eventually surface. "Google" yourself every once in a while to see what information is out there.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;4. Beware of location-based websites and programs. Twitter allows you to show your location as you Tweet about your activities. FourSquare is strictly location-based, you let your friends and connections know where you are every step of the way. That information can be shared.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;5. Know you can "block" followers if they harass you, make you uncomfortable or you just don't know them. You can "un-follow" individuals, as well.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;6. Be careful with photos of yourself and your listings. Do not use glamour-shot type photos for your profile pictures. That makes you a target. Criminals have a certain victim profile they are looking for. If you fit, you make it easy for them to spot you, and then they can call you for a showing. When taking pictures of listings, don't show valuables in the home. He described himself as a widower and firefighter, and told the agent he would be paying cash for a home anywhere coastal in San Diego up to $2.25 million with at least 2,500 square feet, views, and privacy. When the agent requested more information, “Charles” e-mailed back, providing only a cell phone number. The agent did some additional research and discovered a “REALTOR® Safety” article that described a scam whereby someone disturbingly similar to “Charles” has been luring female agents to vacant properties.&lt;span style="font-size: xx-small;"&gt;Originally p&lt;span class="goog-spellcheck-word" style="background: yellow;"&gt;osted&lt;/span&gt; by: SDAR&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;This&amp;nbsp;situation/scam occurred in San Diego, but let it serve as a warning to agents everywhere. This same story has occurred throughout the U.S. The name changes, the story changes slightly and the dollar amount or reason for the move changes. Typically, criminals stop committing crimes when they stop working. This one is constantly making the rounds. So it is still working. Here are some tips to make it stop:&lt;br /&gt;&lt;br /&gt;&lt;span style="color: red;"&gt;&lt;strong&gt;#1 S&lt;span class="goog-spellcheck-word" style="background: yellow;"&gt;afety&lt;/span&gt; Rule: &lt;em&gt;Trust your instinct!!!&lt;/em&gt; If something feels strange, weird, can't quite put a finger on it... L&lt;span class="goog-spellcheck-word" style="background: yellow;"&gt;isten&lt;/span&gt; to your body and get out of the situation! Do not worry about hurting &lt;span class="goog-spellcheck-word" style="background: yellow;"&gt;someone's&lt;/span&gt; feelings or being embarrassed. Our built-in survival instinct (gut) is hardly ever wrong. Respect it!&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color: red;"&gt;&lt;strong&gt;- Insist&lt;/strong&gt;&lt;/span&gt; that new clients meet in your office before any showings.&lt;br /&gt;- &lt;span style="color: red;"&gt;&lt;strong&gt;Get identification&lt;/strong&gt;&lt;/span&gt; from your clients and&amp;nbsp;place it in their file (the file should be left in an accessible place in case of an emergency).&lt;br /&gt;- &lt;span style="color: red;"&gt;&lt;strong&gt;Leave an &lt;span class="goog-spellcheck-word" style="background: yellow;"&gt;iti&lt;/span&gt;&lt;span class="goog-spellcheck-word" style="background: yellow;"&gt;nerary&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt; with the day's showings in the above mentioned file. Make sure someone knows where the file is in the event that you do not return from the showing. They can hand law enforcement officials a photo of who you are with and they can retrace your steps.&lt;br /&gt;- &lt;span style="color: red;"&gt;&lt;strong&gt;Show with another agent&lt;/strong&gt;&lt;/span&gt; or have another adult accompany you.&lt;br /&gt;- &lt;span style="color: red;"&gt;&lt;strong&gt;Dress safely- &lt;/strong&gt;&lt;span style="color: black;"&gt;N&lt;/span&gt;&lt;/span&gt;o fancy, expensive jewelry or high heels. I talk about Personal Safety, Home Security and Safety on the Road. Oftentimes, it is in a Lunch and Learn format since the program is approximately an hour long, or I am a guest speaker. When people hear&amp;nbsp;what my topic is, the results are mixed. I don't understand the thought process behind those who don't see value in such a program for their employees.&lt;br /&gt;&lt;br /&gt;I get one of three responses; "What a great idea... sign us up!" or "No thank you... not interested at this time" or "No&amp;nbsp;way....we don't want to send the wrong message to our employees".&lt;br /&gt;&lt;br /&gt;The response that I don't understand is the latter. Who on earth would not want to share safety and security information that can help employees live a safer better life? Especially if it is delivered in a professional and educational format.&lt;br /&gt;&lt;br /&gt;"Economic costs of domestic violence can include, among many other elements, estimated annual costs of intervention services – first responders, medical care, and mental health care – as well as lost productivity. Lost productivity means that anyone experiencing domestic violence is at risk of working under par while on the job, missing work, and even losing a job. At the same time, that person’s employer is feeling the effects of this lost productivity. Domestic violence thus has costs for individuals, communities that strive to respond to the needs of victims of domestic violence, and employers of these victims."&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Although this quote comes from the Transforming Communities website in regards to domestic violence, the effects are the same whether an employee is raped, stalked, burglarized or victimized in another fashion. Employers want to think that what happens to em&lt;span class="goog-spellcheck-word" style="background: yellow;"&gt;ployees&lt;/span&gt; while they are "off the clock" doesn't concern them. That is so untrue. It costs employers billions of dollars per year dealing with employees who have been victimized. Better to work with employees and prevent crimes that happen away from the workplace.&lt;br /&gt;&lt;br /&gt;When calling to schedule a safety program, I heard from a member of management that although the program was good (they observed it), they did not want to make the employees think there was an issue with that part of town (there was and not talking about it won't make it go away.) Recently, I had a member of the H.R. department at a Hospital question a safety program because it may reflect badly upon the hospital. What???? A place where wellness and prevention are the rule, they think the hospital would look bad for offering a safety program and products for their staff and employees? I had an employer say that their employees wouldn't be interested in "something like that." Every single person is concerned about their safety, family members and securing their homes. Every one.&lt;br /&gt;&lt;br /&gt;The thinking needs to change. Society, including businesses, needs to become more proactive, than reactive. I am super popular right after a crime has been committed. People are clamoring for safety tips, techniques and tools. When the furor does down, people get complacent. Nothing is happening, therefore, nothing will happen. It certainly can't happen to them! &lt;br /&gt;&lt;br /&gt;Let's start educating employers, employees and organizations that we need to teach safety in order to have safe employees. Don't use fear tactics, that won't work and will not be supported by management. Educate with facts and actionable information. But Wait Before You Buy a Can...</title><content type='html'>"Wasp spray can save your life". The e-mails are making the rounds. The newest safety product being touted is wasp spray. Yes, wasp spray is potent and can be used from a great distance, typically around 20 feet or more. The only problem is that most cans are too big to easily carry around. However, if you are at home, in an office or working in the yard, you can sit it on the desk and have it accessible.&lt;br /&gt;&lt;br /&gt;I conduct safety presentations for a living and sell pepper spray on a regular basis. Almost every time I speak lately, I hear this suggestion from a member of the audience. It is a good idea, but it cannot take the place of pepper spray!&lt;br /&gt;&lt;br /&gt;Pepper spray is cayenne pepper, a natural product. Wasp spray is a high concentration of toxic chemicals. If you accidentally spray someone (or yourself) with wasp spray, the effects may be permanent, possibly fatal. You would have to call the poison &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;hot line&lt;/span&gt;! Pepper spray's effects last 30-40 minutes and doesn't cause permanent damage. If you &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;accidentally&lt;/span&gt; spray yourself, splash your face with cold water, get fresh air and wait for the burning to stop.&lt;br /&gt;&lt;br /&gt;With wasp spray, you may &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_2"&gt;hesitate&lt;/span&gt; before using it if you have any questions. The beauty of pepper spray and why it is preferred over a fire arm, is the fact that your mistake will not be fatal. You can spray and ask questions later- after you are sure you are safe. You can even apologize, if you make a mistake. It is legal to carry and use pepper spray if you believe that you are in danger. &lt;br /&gt;&lt;br /&gt;Note: If you read a can of wasp spray, you will see that it is a federal crime to use it for anything other than it's intended pupose. So, if you accidentally spray someone, you are in legal trouble!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;We don't know what wasp spray does to humans, does it burn, does it irritate the skin or eyes, make it hard to breathe? We don't know. It could be a minor irritant and stop no one. Stick with what is known. Pure pepper spray. Not tear gas (CN or CS), not a combination product.&amp;nbsp;Two million Scoville Heat Units (SHU's), no less! At least 10% pepper. Nothing is 100%. But this is what law enforcement officers trust their lives with, so it must be good enough for us.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Research your options and choose a well regarded safety product for everyday use. The wrongful-death lawsuit is seeking unspecified damages. &lt;/p&gt;&lt;p&gt;MY COMMENTS:&lt;/p&gt;&lt;p&gt;As a safety expert who specializes in real estate agent safety and one who has a 1-hour program and a 3-hour CE program, I value education. Therefore,  I see a major issue with real estate sales offices that do not conduct background checks on employees and staff. The Managers and Brokers need to be educated on keeping their offices safe. This agent was successful in doing what she needed to do to survive; she is to be commended for that!&lt;br /&gt;&lt;br /&gt;It is an unfortunate wake-up call that there are bad guys (and gals) out there willing to prey upon innocent and hardworking agents. It doesn’t matter where you live. It doesn’t matter what the price levels of the homes that you show. You have to take extra measures to protect yourself in this high-risk line of work. The recession makes people desperate, as well.&lt;br /&gt;&lt;br /&gt;I make a living training agents to take some of the danger out of their jobs. I just completed the Kansas City Regional Association of Realtors orientation, I recently returned from Lincoln (Nebraska) Association of Realtors and am heading to the St. Louis (Missouri) Association of Realtors next week to share safety information. Tell them it is office or agent policy (if it isn’t it should be a strong suggestion by Brokers/Managers). Have them fill out a Client Information Form and get a copy of their I.D. Make sure they know that you are leaving that information in your office with another agent or the receptionist. Explain to them that it is simply a safety procedure for your office just in case something happens and an agent doesn’t come back on time. Let them know that someone knows where you are (leave an itinerary form or MLS printout, as well) and whom you are with. That immediately puts them on notice that you will be missed if you don’t show up when expected and that law enforcement officials will have their picture and know who you are with. If you change plans while showing, let them see you contact your office (or someone) and give them the updated information, location and new arrival times.&lt;br /&gt;&lt;br /&gt;Would-be criminals typically will not go to these measures if they aren’t really interested in buying a house. They are looking for an easy victim. If someone objects when you say your office has safety rules that you need to follow, you need to question their motives.&lt;br /&gt;&lt;br /&gt;SHARE whether or not your office or Association is hosting a safety program this month. According to Hawkins, "People get dollars signs in their eyes thinking about how much money they will save by not paying a commission, but they often fail to think about their safety and that of their family. It doesn’t have to be scary, but people need to be educated".Screening is a technique that Hawkins teaches to real estate agents and says that homeowners would be smart to employ the technique as well. As homeowners you should never let strangers who walk up to your door into your house. People wouldn’t ordinarily do that, so safety should not go out of the window because your house is on the market. Children should be told to not let anyone in the house, no matter what they say. All lookers should schedule an appointment in advance. Sellers need to be aggressive and willing to ask tough questions. Screening all who tour your house is mandatory. Hawkins says that if buyers refuses to answer questions, question their motives. "If they are legitimate, they expect to answer even personal financial questions." Sellers should ask for employment information and get a phone number to call them at work. Ask for a home phone number, do Internet research and confirm they are the actual property owners or call their landlord or talk to their lender and confirm that they are legitimate buyers.Sellers often overlook simple steps like never giving out your home phone number to buyers. Would-be criminals will know when you are not home if they call and don’t get an answer. Hawkins says it seems innocent enough, but you shouldn’t advertise when you aren’t home. "Telling would-be buyers that no one is home at a certain time of the day let’s them know the perfect time to come back and rob you."There is safety in numbers; therefore safety experts recommend that you never show your home alone. Have another adult with you. Avoid exposing your children to strangers in the house. "Trusting buyers is a no-no that even real estate agents do at times, you should always accompany buyers throughout your house at all times. This allows you to prevent theft and the unlocking of windows and doors for later re-entry when you aren’t home. Open Houses are a different story, you can’t follow everyone around, so re-consider holding them."It may seem like overkill, but sellers should hide all valuables: jewelry, bank info, prescription medication, etc. Hide them where thieves don’t think to look. If necessary, put valuables in storage or a safe deposit box. When sellers enlist the help of real estate agents, the agents will tell them to do the same thing, it’s difficult to guard valuables at every moment, especially during open houses if you choose to hold one.Although the thought is scary, Hawkins says that sellers should always have your escape route pre-planned just in case of an emergency. “ Never let buyers get between you and your escape route (the front or back door). Also, you should never enter a room or space before the buyer does. They should always go first." Always let someone; relative, friend or better yet, a neighbor, know who’s coming to see your house and at what time. Have a check-in time, if they don’t hear from you at a pre-determined time, they need to call or get to your house immediately. With communication being so important, an idea that is simple, yet brilliant is to keep your cordless home phone in hand at all times in case you need to call for help. This is better than a cell phone because with 911- your address will pop up on the dispatch operators screen even if you can’t talk.Hawkins states that sometimes you have to be clever, so learn what’s on the market to protect your and your valuables. There are can and book safes with hollow compartments for hiding valuables, portable motion alarms that turn lights or radios on to give the impression that you are home when you aren’t and personal safety devices such as pepper spray that homeowners need to know about that can help make the process safer as well. Serial Killer Have Been Stopped by Those He Met Along the Way?</title><content type='html'>Safety Expert, Tracey Hawkins, believes that there were enough signs that Burris was a problem and believes that if anyone who had a “bad vibe” about him would have contacted authorities, he may have been stopped sooner.&lt;br /&gt;&lt;br /&gt;According to Tracey Hawkins, something that may have prevented some of the deaths, or could have lead to him being apprehended earlier is something that we all possess, gut instinct. Hawkins, who said her main influence in believing that our bodies can sense danger, is author Gavin deBecker’s book, “The Gift of Fear”. “I saw him on Oprah about a decade ago shortly after I started my safety product and speaking business and the book changed my life and my perspective about teaching personal safety.” The premise of the book is that we all should trust our gut instinct because we all receive fear signals, but we often don’t act upon them.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Oftentimes, in these cases people who are interviewed following heinous crimes say they are surprised that this person has committed this atrocious crime; workplace/school shooting, rape, murder or assault, or that they never saw it coming. In this case, the suspected serial killer had a long rap sheet, but even aside from that point, there were clues all along that trouble was brewing. If we learn to trust our intuition about people, there are typically warning signs all along. If you think back to any interactions with that person, it will become clear that they said or did something to give you that feeling in the pit of your stomach that something was wrong. We mostly choose to ignore that feeling and to talk ourselves out of listening to it. But our bodies are hardly ever wrong.&lt;br /&gt;&lt;br /&gt;In the S.C. case against Patrick Tracy Burris, according to one woman who asked not to be identified, “He was a little strange. I had an eerie feeling about him,” she said. “You get these vibes about people.”  Had she trusted those 'vibes' along with the knowledge that there was a sought after serial killer, perhaps she could have alerted law enforcement officials and let them determine if the concern was legitimate.&lt;br /&gt;&lt;br /&gt;Speaking about the constant television coverage of the serial killing story, “It was like he was infatuated with (the coverage). He wouldn't change the channel or anything,” according to Mark Stamey, the man, who along with his sister, spent the days prior to Burris’ shooting “partying” with him. “Just certain things that you don't make jokes about that he was making jokes about.” He and his sister could have called law enforcement officials and allowed them to investigate. After all, there was a man who was wanted, and by his own admissions, they did not know much about this man, plus his behavior was inappropriate.&lt;br /&gt; According to Hawkins, “I am sure there are several similar stories along the way. There are others who came in contact with him who could tell stories about have a weird feeling that something wasn’t quite right about him.” Hawkins urges people to tune into their bodies and listen when it signals fear. She urges people to pay attention to our built-in survival mechanism, our gut, because it is hardly ever wrong and can sense fear. The ads are not at fault, the people making bad decisions are. The people who choose to post ads advertising their services and meeting strangers are putting themselves in harms way. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Of course, no one asks to be victimized. No one deserves to be victimized. However, there are behaviors that increase the odds of being victimized. Following precautions lessen the odds.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;When you post an ad for "adult services" or "exotic services" and you arrange meetings at hotels, your home or wherever, you are inviting potential criminals in. The ads in &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;Craigsl&lt;/span&gt;ist&lt;/span&gt; and any other alternative papers or online classifieds are like winning the lottery for perverts. Imagine how easy it is for them to find an ad, pick out a victim and be able to call them and get the address to meet them! That sounds crazy, but that's reality. Why would criminals choose a victim on the street where it may involve witnesses and a struggle? All they have to do is answer an ad, make a phone call and go meet their victim in comfort and privacy.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;If you operate a legitimate massage business, rent a storefront or better yet, rent space in a beauty salon. Statistics show there is safety in numbers. A criminal usually will not go where there will be witnesses or someone who may stop an attack. Typically, only legitimate customers will go to a business out in the open. They have nothing to hide. This won't guarantee that criminals won't come there, but it is less likely. &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;&lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;But&lt;/span&gt;&lt;/span&gt; you should always be prepared and take precautions.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;If you insist that you want to make a living as a professional, legal escort, you can take steps to protect yourself as well. Knowing that the law in most places prohibit you from having sex with clients, there should be no problem meeting clients in a public place. You need to drive yourself to the location or the event and drive yourself home. If you are escorting them for business reasons, there is no need for you to ever be alone with them or be in a private place. Arrive early and park, that way, in case they are suspect, they don't see what you are driving. If you get a direct line, look up the company in the directory and call the main switchboard and ask for that person. The direct line could go straight to their cell phone and you would not know. A cell phone number only is not &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;&lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_3"&gt;acceptable&lt;/span&gt;&lt;/span&gt;. By the same token, do not give your work place location. In today's society, everyone understands that women have to take extra precautions to protect themselves. Those with mothers, sisters and daughters understand this double standard and do not question it. "Google" their name and see what is out there. If you feel the need, utilize online research websites and pay for background information on them. Keep in mind they could be doing that to you as well.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Women should never give out a home phone number. It is too easy for would-be perpetrators to go to a search engine on the i&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;&lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_4"&gt;nternet&lt;/span&gt;&lt;/span&gt; and track them down. It would be wise to even take this a step further, get a "throw away" or &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;pre&lt;/span&gt;&lt;/span&gt;-paid cell phone to use when dating. There are websites that allow people to find mobile phone subscribers, including addresses and other data. It should go without saying that you should not give out your home address too early in the relationship. You need to make sure this person is legitimate before giving out any personal information that allows them to look for you or loved ones at some point, if things go wrong and they decide to stalk you.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;If you answer ads for &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;&lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_6"&gt;auditions&lt;/span&gt;&lt;/span&gt; or model calls, you have to use common sense. If it is at a hotel, don't go to a private room. Legitimate promoters will rent a ballroom or meeting room, that is public and open to all. Do not meet in a private home or apartment. If the meeting is in a private office, take someone along with you and be prepared to defend yourself. That means have 911 &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;pre&lt;/span&gt;&lt;/span&gt;-programmed on your cell phone. Carry a self-defense spray; O.C., pepper spray and have it ready to use. Make sure you test it before you need it. Be familiar with how to operate it and know the effects of the spray. This is the most popular choice. Know that all sprays are not created equally. Know what you are carrying. Know the difference between pepper spray, mace and tear gas. Know what they will and won't do.&lt;br /&gt;&lt;br /&gt;* Mace is a brand name. Mace make sprays (teargas and pepper), alarms, other security devices and even own(ed) a chain of carwashes. It is typically a generic term for any spray product.&lt;br /&gt;&lt;br /&gt;* Tear gas is a pain inducer. Police officers do not use it any more. If you spray someone under the influence of drugs or alcohol, it will only make them angrier and escalate the attack.&lt;br /&gt;&lt;br /&gt;* While nothing is 100% effective, pepper spray is the most effective formula. Pure OC. Not an OC and tear gas (CS or CN) combination. It is a natural product, typically made from cayenne peppers, same thing you have in your kitchen! This is the formula that most law enforcement officials (and Postal Carriers- for dogs) carry. If sprayed in the face and head area, it causes eyes to burn and water, they slam closed involuntarily. It swells the mucous membranes, causing coughing and gasping. The effects last 30-40 minutes, allowing plenty of time for you to get out of a dangerous situation. There is no long-term damage; so accidentally spraying yourself will not cause a long-term problem (splash your face with cold water and get fresh air).&lt;br /&gt;&lt;br /&gt;Contact your local police department to make sure it is legal to carry. If it is, it is legal to use as long as you feel that you are in danger. Carrying pepper spray on your key ring, visibly, is ideal. People, even/especially, would-be perpetrators, see that leather case on your key ring and know what it is and know what it will do! Since it is obviously accessible, they typically will also leave you alone! You have to be familiar with the safety switch on the spray. You also need to test the spray immediately upon purchase (do it outside and make sure it isn't windy). Know that you do not have to unsnap the case to spray; you don't have that kind of time in a dangerous situation. Spray right through the case. When testing the spray, you will gain a comfort level and become familiar with the spray pattern, so that you will know what to expect if and when you have to use it. Test it before you need it!&lt;br /&gt;&lt;br /&gt;You can get pepper spray in fancy, glittery cases. You can get spray that looks like a pen or lipstick even. Discretion is important in some cases. But accessibility and visibility is the most important factor. The leather-like case is most recognizable and seeing it in hand on a key ring sends a strong warning signal. If you have a situation where you don't want to offend clients by walking around with your finger on the trigger of a key ring spray, you can be discreet. The pen and lipstick sprays are small and need to be carried in a pocket or where you can get to it in a hurry.&lt;br /&gt;&lt;br /&gt;* Key ring alarms are a good alternative or addition to a pepper spray. They will do no good in a house when you are with a client. However, when walking to and from your car, in a parking lot, on a walking trail, or pre-teens walking to and from school, alarms are ideal. Alarms increase witness potential, something would-be perpetrators do not want. They basically scream for you and draw attention to the situation. Once again, as with any safety tool, it has to be accessible.&lt;br /&gt;&lt;br /&gt;* Stun Guns are hand held and not typically recommended by law enforcement officials. The biggest problem is that you have to be close enough to touch someone. You do not want to be close to the bad guys. In many places, even if pepper spray is legal, stun guns may not be.&lt;br /&gt;&lt;br /&gt;* Tasers are more expensive than most people can afford. They range in price from approximately $399 to $599. Holsters can range from $99 and up. The refill cartridges are about $60.00. There is a registration process as well. Law enforcement officials are not fans of citizens carrying Tasers. Their use can cost you your life. If you reach to draw your Taser from its' holster and someone; law enforcement or a would-be perpetrator, believes that you are reaching for a gun, you may get shot.&lt;br /&gt;&lt;br /&gt;The best and most effective safety tool is one that is free and one that we are born with. Our gut instinct is a built-in survival mechanism that is hardly ever wrong. It alerts us to dangerous situations. When we get that funny feeling in our stomach, when the hairs are standing up on the back of our necks, our body is warning us of impending or present danger. A book called "The Gift of Fear", by Gavin deBecker, should be required reading for every person. He educates us on how to use this gift that we all possess, are born with, to discern actual fear. He also instructs us to respect that gift, use it and get out of dangerous situations. So often, we don't want to be embarrassed and we ignore the signals, our safety needs to come first. I instruct on ways to avoid and get out of the situations you find yourselves in as agents.&lt;br /&gt;&lt;br /&gt;Do not wait until a story is in the news about an agent attack. Be proactive and form safety habits now before you are in a dangerous situation. The tips above are insightful and necessary. The number one safety advice is to trust your instinct. Listen to your body and that inner voice. If the person or situation feels wrong, it is wrong. Our built-in survival mechanism is hardly ever wrong. I also know that agents seek self-defense products to protect themselves. I preach product education and knowledge. If you carry a product know how to use it, know what it will and won't do, etc. Know the difference between Mace, tear gas and pepper spray. Know the alternative products; personal alarms, stun guns and Tasers. Know which ones are not recommended and why. Most importantly, get training for your agents.
